If you own property in Spain and use it for short term holiday rentals, you may have heard that the Spanish government has introduced a new license. A license that is mandatory for owners to have in order to continue holiday rentals. In 2025 Spain has continued to introduce stricter rules around short lets and the NRA (Número de Registro de Alquiler) is the latest legislation in this regard. From the 1st July it will be mandatory to include this number on listings on booking sites such as Booking.com, Airbnb and VRBO and listing without it will be removed.

Properties on the Costa del Sol and the wider Andalusia region already needed a VUT license in order to be registered as short let properties and some owners may ask “If I already have a VUT then surely I do not need the NRA?” This is incorrect. You are required to have both going forward from 1st July. The VUT was a regional license introduced by Andalusia and the NRA has been decreed (Real Decreto 1312/2024) by the national central government and covers all regions of Spain on a national level.

Anyone with a power of attorney (such as a lawyer or accountant) can obtain the registration number on an owner’s behalf. This can make the process easier and more efficient, especially if they are unable to manage it personally.
