If you are listing your property on booking platforms such as Booking.com or Airbnb.com, you should be aware since 2025 Spain introduced a new compliance regulation for short term rentals. The Rental Registration Number (NRA) system.
It is vital that property owners who rent out their properties for holiday lets submit their informative return in the month of February, detailing all holiday rentals received in the year 2025.
The deadline to submit the required information is the 2nd March. This is now an annual requirement based on Real Decreto 1312/2024, and Order VAU/1560/2025, which implement an EU-wide framework for short-term rental transparency. Late filing could result in the property’s NRA being revoked. This would result in it being illegal to advertise the property on holiday letting sites, resulting in a loss of visibility and income.

Owners can submit the return themselves using the N2 desktop software. Be aware that it is not a mobile app. A desktop PC is required to use it and it is not compatible with Apple Mac hardware at the time of writing.
